Common questions

How are business rates calculated?
Business rates are worked out by multiplying the property’s rateable value (set by the Valuation Office Agency) by the relevant multiplier. For 2024/25 the small business multiplier is 0.499 and the standard multiplier is 0.546. Any reliefs are then deducted from that figure.
What is small business rates relief?
If your property’s rateable value is £12,000 or less you usually pay no business rates at all. Between £12,001 and £15,000 the relief tapers down on a sliding scale, and above £15,000 there is no small business rates relief. SBRR generally applies only if you use one property.
Which multiplier applies to my property?
Properties with a rateable value under £51,000 use the small business multiplier (0.499 for 2024/25). Properties with a rateable value of £51,000 or more use the standard multiplier (0.546).
Where do I find my rateable value?
You can look up the rateable value of any commercial property free on the GOV.UK / Valuation Office Agency website. It is also shown on your business rates bill from the local council.
