CommercialUK is a commercial property listing portal operated by CommercialUK. The platform connects commercial property agents with prospective buyers and tenants across the United Kingdom.
By using CommercialUK you agree to these terms. You may browse listings, submit enquiries, and save searches without creating an account. Agent features (listing properties, claiming listings) require registration.
CommercialUK displays two types of listings:
We do not guarantee the accuracy, completeness, or availability of any listing. Always verify details directly with the agent before making decisions.
Agents can register for free and list up to 5 properties at no charge. By registering, agents confirm they are authorised to market the listed properties. Agents must not submit false, misleading, or duplicate listings.
Enquiries submitted through CommercialUK are forwarded to the relevant agent. We are not a party to any transaction between searchers and agents. CommercialUK does not provide property advice, valuations, or legal services.
The CommercialUK name, logo, design and content are the property of CommercialUK. Listing content belongs to the respective agents. You may not scrape, copy, or redistribute content from this platform without written permission.
CommercialUK offers a suite of artificial-intelligence (“AI”) features inside the agent dashboard. References to “AI”, “Intern”, “the model”, “AI-generated content” or any named AI tool in these terms cover all of them.
7.1 Nature of AI output. AI output is produced by third-party machine-learning models. It is a suggestion only. It can be inaccurate, incomplete, biased, out-of-date, or fabricated (commonly called “hallucination”). You must not treat AI output as fact, advice, or a professional opinion.
7.2 Agent review is mandatory. By default, every AI draft (email reply, WhatsApp message, Heads of Terms, lease abstract, summary, match score, suggested next action, or any other AI-generated content) waits for you to review, edit and approve before it is sent or relied upon. If you choose to enable auto-send or any unattended automation, you do so at your sole risk and you accept full responsibility for everything sent on your behalf.
7.3 Your responsibility. You are solely and entirely responsible for every message you approve, send, save, share, download or rely upon — whether the underlying content was drafted by you or by an AI feature. CommercialUK is not a party to the agent’s correspondence with applicants, vendors, landlords, tenants, solicitors or any third party.
7.4 Not professional advice. AI features do not constitute legal, financial, surveying, valuation, planning, tax, regulatory, RICS or other professional advice. They are not a substitute for a qualified professional. Decisions involving money, contracts, property condition, planning, valuation, lease terms, statutory compliance, money-laundering checks or any other regulated activity must be made on the basis of independent professional advice. AI Heads of Terms and AI lease abstracts in particular are summary tools and may miss, mis-classify or misstate clauses; the underlying lease or contract is the only authoritative source.
7.5 No warranty. All AI features are provided strictly “as is” and “as available” without any warranty of any kind, whether express, implied, statutory or otherwise — including without limitation any warranty of accuracy, completeness, fitness for a particular purpose, merchantability, non-infringement or that the AI output will be free of errors, omissions or harmful content. To the maximum extent permitted by law we disclaim all such warranties in respect of AI features.
7.6 Indemnity. You agree to indemnify, defend and hold harmless CommercialUK, its officers, employees and agents from and against any claim, loss, damage, liability, cost or expense (including reasonable legal fees) arising out of or relating to (a) AI-generated content you approved, sent, saved, shared or relied upon; (b) any breach by you of section 7.2 or section 7.3; or (c) your use of any AI feature in a way that breaks applicable law, regulation, professional rules or third-party rights.
7.7 Confidentiality and data. When you use an AI feature, the input you provide (including listing data, applicant details, message bodies, lease PDFs and instructions) is processed by us and our third-party AI provider(s) to generate the output. Do not paste anything into an AI feature that you do not want processed in this way. See our Privacy Policy for what we collect, how long we keep it, and which sub-processors are involved.
7.8 Beta status. AI features are currently a Beta release and are provided free of charge during Beta. We may change, suspend or remove any AI feature at any time without notice. We make no promise that any AI feature will continue to be available or remain free after the Beta period ends.
7.9 Property Ombudsman Code and TPO. Nothing in this section limits any rights you have as a consumer that cannot be limited under English law, including any rights under the Property Ombudsman Code of Practice for Residential or Commercial Estate Agents. Save for liability that cannot be limited or excluded under English law (including liability for death or personal injury caused by our negligence, for fraud, or for fraudulent misrepresentation):
We may update these terms from time to time. We will notify registered agents of material changes by email and/or via an in-app banner. Material changes (including changes to section 7 above) require fresh acceptance — until you accept the updated terms, the materially-changed features may be temporarily unavailable to you. Continued use of CommercialUK after non-material changes constitutes acceptance of the updated terms.
We want to hear when something has gone wrong. Complaints should be sent to complaints@commercial-uk.co.uk. We acknowledge every complaint within 1 working day and aim to resolve within 10 working days. If your complaint is unresolved after 8 weeks, you may refer it to The Property Ombudsman or seek advice from Citizens Advice.
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
